Appellate Division Affirms Adverse Possession Award in the Bronx
In an action filed by our client to quiet title, the trial court awarded through adverse possession a portion of a Bronx residential property that had a stone garage located on it. The defendant appealed, and the appellate court affirmed the finding of adverse possession. Plaintiff had exclusive use of the garage for more than the statutory ten-year period, and had exclusively cared for the property as if it were her own. The case is reported at Gelles v. Sauvage, 234 A.D.3d 481, 225 N.Y.S.3d 82 (1st Dept. 2025), and can be viewed here.
